In no way is this the wrong way to approach it, but it does add quite a few variables and further people involved in the property. and If I know one thing is that getting into business with friends and family can get sticky if everything isn't laid out.

The setup was cake, you just need to use sticky pads that they provide to mount the sensors around the house and two screws to mount the keypad.

It is currently under contract with an accepted offer, however when i called Friddiemac they were encouraging me to put in a backup offer. this would be owner occupied not as an investment property.This is where it gets sticky, i have a home with a mortgage and filed ch. 13 in Feb. of this year...i was told i don't qualify for financing until 1 year of making my trustee payments.The house that i want is so inexpensive it would be perfect for me..i thought about going to family to see if they would temporarily finance it until i can sell my house and get a new mortgage in the spring...what do you think or have any other ideas of a way i could get a loan to buy this place..i am trying to make it a win/win for everyone involved simply because this particular house has more than i dreamed of getting...help!!!

Not illegal, just close to impossible to comply 100% with the statutory requirements.Owner financing, if you must, but already having purchased with owner financing, wrapping a wrap is pretty sticky if ANYTHING goes awry.

If you want the typed letter to grab a little more use a sticky note with a "Please call" followed by a live signature stuck to the bottom of the letter.Hope this helps

As @Billl Gulley mentioned, it assures that the payments are going where they are supposed to be going and that a former owner doesn't get "sticky fingers".
