How can I find cash buyers in Houston.

Hello All,
I am new to REI and am looking to build my on hand cash so that I can purchase a rental property. Wholesaling appears to be a great opportunity yet, the cross roads that I am stuck at is locating cash buyers. I found the website MyHouseDeals.com and see that you can pay for a list for a little over $200. Has anyone had any success using this site? 
I have also contacted several realtors asking for the details of purchasers of cash only sales with no avail. Can anyone please provide me with direction on consolidating a cash buyers list.

Sounds like you need cash so why pay others to get for you what you can get for a couple bucks or free? Go to the courthouse find recent sales, if there was no deed of trust filed with the deal and a warranty deed was made, you have a cash buyer!

i think Andrew and Bill gave solid advice.

You can actually buy a buyers list from list source.  Use the following filters.

Geographical area
99-100 equity
SFR
Last sale date 6 months
Absentee owners
Trusts yes
Corporations yes

Don't remove duplicates

This is going to cost somewhere around. 20 cents a name.

One free way to do this is to google "Cash Buyers in Houston" and literally call them one by one. Yes it'll take time, but you'll eventually build a solid buyers list.

More phone calls = More active buyers

For $200, you can get FreedomSoft, which includes a cash buyers list, plus a TON of other features to manage your entire business.  But, if you wanted to go organic grassroots style, you can do a number of things.

Cash buyers are easy to find these days.  It's distressed sellers with equity that are tough.  I believe there is a sticky post on this board that has about 50 different ways to find cash buyers.  Start there first.

@Ali Young you don't need a buyer's list to get started. If you find a good deal post it on the marketplace or network at Houston real estate meetups. If it's an actual good deal you'll have offers within 24 hours from interested investors. Make sure you run your numbers on the property and understand what flippers are looking for.
