I saw an article that SC was the 5th best state to to do this.1 year redemption 12% interest (3,6,9,12 depending which quarter the redemption is made.)When redemption period is over and property is not redeemed, county mails you the deed.

@Daniel JewellI would change EVERYTHING, first off you wrote it like you were writing a will not a lease , Take time to read a Residential Lease and you will see the difference.If you had to take someone to court for any reason (lack of payment,parking,damage,smoking, etc) the first thing a Judge would ask is who is the Tenant and who is the Landlord, then the Judge would ask for you to to show him in your document where it shows Landlord and Tenant.

I would highly recommend getting some education on how to deal with non-performing notes, because there's always the risk that a performing will become non-performing, and you'll want to know what to do (or who you can reach out to to help).

There are actually additional drawbacks to using a corporation, but no need to to go there if what you have is an LLC taxed as a C-corp.
