Lease to share agreement

This is my first attempt at a lease to share agreement. I was wondering if any of you had any suggestions as far as wording or additions to this lease? also wondering about the rules, I guess as a whole, what do you think?

Lease to share

Daniel Jewel is leasing a bedroom with shared use of the common areas of the house and grounds at 191 Dunn Glory Dr. Rochell, VA 22738 to ________________. Daniel Jewel will occupy one of the remaining two bedrooms. Rent is $550 per month with a $550 security deposit, rent, and security deposit due at signing of this document.

Rent is due on the 1st of the month if rent is not received on or before 12:00 pm (Noon) on the 3rd day of the month a late fee of $50 per day will be charged until that month's rent and fees is received.

If the rent and late fees are not paid after 10 days this will result in the loss of the security deposit. At this point, the landlord will proceed to terminate the lease and obtain possession of the leased area.

Initialing here verifies that you understand and agree to the above conditions ______.  

This is a month-to-month lease, either party may terminate the lease at any time. After termination of the lease the non-owner must vacate the premises prior to the due date of next months rent date, if this requirement is not met they will be charged for the next month's rent.

If a termination notice is given then the $500 security deposit if not surrendered due to prior violations outlined in this document. then it will be returned to the tenant AFTER premises has been vacated and inspected by the landlord.  If the tenant gives notice of terminating the contract, then decides to renew the lease the following month, then an additional $500 security deposit will be required upon signing a new lease agreement.

Normal use of utilities (water, internet, electricity, sewer, trash,) are included in the monthly rent, any extraneous use outside if normal will result in the tenant responsible for paying the difference in cost.

General rules :

NO smoking inside.

Dogs are not permitted on the property at any time

Animals are not allowed on furniture

All animals must be non-destructive and have basic training and manners determined by the landlord.

Any changes to any part of the property such as painting, hanging pictures, and fencing must be communicated to and approved by Daniel Jewell through a written and signed document such as this lease.

Being that this is a shared space the sound level needs to be at a reasonable level and at a minimal level between the times of 11:00 pm to 4:00 am Monday through Friday

Use if the yard is aloud but any major changes require written confirmation (text, email) from the landlord.

Use of the fire pit is allowed but requires written confirmation from the landlord

ANY form of fire requires 24/7 attention and is not to be left unattended at any time.

Any kind of repair done on any vehicle when done on the property is required to be %100 completed  within 48 hours

Any materials and or liquids are required to be deposited of in a safe and legal way such as used oil can be taken to your local auto parts store as well as coolant ext.

Littering and or messy behavior on the property is prohibited

When parking your vehicle it is your responsibility to be aware that your not blocking any other vehicle and or frequently trafficked areas

Each resident is jointly and severally liable for all lease contract obligations. If you or any guest or occupant violate the lease contract all residents are considered to have violated the lease  contract

Within 30 days of notice, you will reimburse the landlord for loss, damage, repair, or service calls where the cost of repairs caused in the premise by you or any guests or occupants is because of improper use or negligence.

Unless prohibited by law, resident weighs any insurance subrogation rights or claims against landlord, owner, and their Insurers.

Any violation of these terms could result in loss of security deposit and termination of the lease.

Acceptable payment methods are: money order, certified check, verified transaction on Square or an automatic wire transfer, Google Wallet.

Any evictions, foreclosures, felonies in the past 7 years must be disclosed before signing this document.
