A Buy and Hold Investor Looking to Pivot to Note Investing.

Hello BP.

I am a buy and hold investor with 10 rentals in the Baltimore County/Harford County, Maryland. I am in the process of moving to California, where the numbers do not work for me to continue to buy and hold. I want to continue investing for cash flow, so I am looking at note investing. Can anyone recommend an online course or book to continue my education? I have read several books on Amazon discussing note investing and now started listening to podcasts. I appreciate the help! Thank you

    Few things I will mention about note investing and cash flow:

    1. It is typically not passive.

    2. If it is passive, you are better investing in the markets. Reason I say this is note investing is ordinary income and depending on your tax status, you can get wacked pretty good. If you are making 8%-10% on a note but paying 20+% on interest for taxes it can really put a damper on your returns. Not a topic talked about often. I love note investing and do it, but I go hunting for bigger returns (greater risk) which is anything but passive.
