You theb need to paint the one unit and all hallways and entrance ways.

They have very low entrance requirements so they work great even with higher end houses that have lower returns. 

(They can't always be home and ready to block your entrance.)What you cannot do is make the tenants clean up their home and make it presentable for prospects who are coming to see it.

When I first got involved with commercial I was a broker but my entrance was through investing and I quickly found out that commercial brokers had the tendency to stand on pedestals and sit on thrones while smirking at residential agents.

What I failed to mention as far as the back storage area goes, is that there is a loading dock with large door that currently provides entrance to the area.

My house is a 1.5 story SFR, the second story has its own entrance, full bathroom and kitchen so I am able to rent out the bottom to one tenant and the top to another.

I am estimating at least 20k. needs garage trim, gutters, siding, house trim, tiles in kitchen, entrance, landing, bath is a full gut (what's new!)

When we inspected that building, there was evidence of squirrels in the attic and we found their entrance.  

My first property was a SFH but the way the main house was configured it was more like a duplex with the upstairs being its own unit with its own entrance.

I am currently looking for a personal residence and would love to be able to house hack, however duplexes are essentially non-existent where I will be moving.My question is: Is it reasonable to dig out a back entrance to an already finished basement?
