#22 rental was purchased today

Actually it was last friday, Oct 30, but i have not had a chance to post it.

the thrill of "having another closing" is gone by now. my wife didn't even know i had the closing, i just told her when i got home . she knew it was coming, but didn't know what day it was.

Details:

It's located in westland, east of Newburgh road. Westland is east of Canton and west of Garden City. Livonia is to the north. (how's that for keyword alerts!)

Asking was 70k, i offered 61k. it was a private seller, estate situation.

they countered high, i declined, i didn't hear back for 2 weeks and then they accepted it.

it needs work, exterior and electrical will be the majority of it. I am estimating at least 20k. needs garage trim, gutters, siding, house trim, tiles in kitchen, entrance, landing, bath is a full gut (what's new!) whatever's needed will be done.

I paid cash. feel i overpaid a little, but felt bad backing out or asking for a reduction.
estimated rent - $1,100 (hoping), will be ok with just $1k.

This area is not my normal area, so i am unsure how it will go. 

I am updating #21 and #20 is on hold, so it might be awhile until i get to this one actually. We also have 2 vacancies (long term tenants) so that is eating up lots of cash as well (arghhh)

i dont have any good pics, so here are two of the listing pics. will take more before we start and after we are done.

my goal is still 35 or as many as i can get before the prices make it silly to buy.
