I'm sure they are out there but this is just a rule of thumb and I would rather use J Scott's approach when he analyses deals outlined in his book.You factor in your desired profit as a cost and you work backwards.

Change the city and state to whatever city and state you want to search for.

Our opinions should not make a difference, if you're doing your diligence properly.You'll just get realtors, or real estate professionals, from both locals promoting their area based off a keyword search for posts like this.

BRRRR is tough, more difficult than advertised, definitely still a viable strategy, just not a 'cash flow' strategy.Yeah I didn't figure it for cashflow, but more of a piecework operation for profit and redeploying ARV equity with some alternative uses for renting if desired.

Those factors, and others, such as high prices in desirable markets, make finding a solid investment difficult.

Also tweaking your pricing on VRBO and Airbnb so you are active and it pushes you higher in the search results.Tweaking the price that gets pushed to these platforms works as well.

@Guifre Morai am searching for a HELOC or refi so I have some capital to take advantage of any future deals, sounds like HELOCs have been frozen, anyone have any info.

It might be overpriced or might be correctly priced but is not generally desirable because of the work involved.
