I would say the Baylor bubble is going to be the downtown area ish that is on the east side of I-35 between the interstate and Valley Mills and from the river on the north down to say 17th street.

It's the closest city out of CA and the closest to Silicon Valley.

The first 699 E Gold Dust, San Tan Valley AZ comps around 375K and I purchased for 393K so I'm lost about 18K equity by purchasing.

So taking out anything to the West IE your at Jenner by the sea in 40 minutes your rentals have to be up in Eureka area or in the Sierra foothills or central valley..

Like all  resort areas there are peaks and valleys make sure your property manager has in depth experience and can show you there program to keep your rental occupied.
