Those vacationers pay  for your mortgage, insurance, property taxes, maintenance, rehabbing, and your own vacations out there.

We are extremely seasonal--little to no vacationers between November and April.  

My main question is whether a beachfront condo is more likely to rent when vacationers can walk to restaurants and other attractions but where it is very busy, traffic, and tourists - or rent a condo in a quiet, neighboring beachfront that is more residential but you need to drive 3 - 4 miles for entertainment and attractions.  

I'm seeking info on what types of BB properties are most likely to be rented out by vacationers.

I am hoping to find something to use for our own "weekends away" during the off season and rent during the many months in Galveston, TX that are appealing to vacationers. 

But if it sells I will reinvest the money into something that requires less upkeep (cleaning, being available for vacationers etc.) ...

The other option is to cater to the vacationers and since you are local you would be able to manage cheaper than someone out of the area.

yes, @James DeRoest,we need a Humour section like crazy.now seriously, you live on the land of the winter-birds and vacationers, have sun for a lot of months so what are you complaining about?

I imagine the location will bring in a desire for vacationers and travelers alike which would be more income than a standard renter would provide.

But its 2hrs north of Atlanta in the mountains, nice country towns nearby that get a fair amount of traffic from vacationers.
