Newbie interested in purchasing a vacation rental in Big Bear, CA

Hi All. I work full-time in a non RE field. I am contemplating a purchase in the Big Bear Lake area for use as a vacation rental so that my family can utilize as well. I'm seeking info on what types of BB properties are most likely to be rented out by vacationers. I've read in previous posts that 3 bedroom rentals are more desirable vs. 1 or 2 bedrooms. I'd like thoughts on condos/townhomes vs. sfr. I'm also curious to find out which areas of Big Bear should i avoid. I'm budgeting for the 225-250k range. Is this even a good time for this market to be purchasing property for this use? Thanks in advance for your assistance.
