I've always advertized my place as soon as possible.

So, from the point of view of an investor who has a vacation rental and was looking for a vacation rental PM, I would say that you need to go out there and advertize.

So if a comparable place goes for $1000 and cutting the lawn costs $100 a month (and it is done for a max of 6 months), then charge $1050 and advertize it saying the price includes cutting grass.Drive around and see what others have done or call the city and ask about other options.

It also could be a pseudo lost leader of sorts;  generating more leads for eventual homes sales instead of spending adverting dollars or provide enough work for justify paying for a more experienced/full time manager, who has knowledge, skills, and abilities to drive value on other areas of operations.In short, the if the POH rental model was always bad, then ELS, SUN, and UMH wouldn't have rental companies, so don't discount it off the bat.

I just went to craigslist in my area and on every few pages, there is an advert for cash buyers.Also, if you are a Pro member on BP, you could advertise in in the Marketplace.

I know that is just his opinion but it does concern me a bit since i do see many hand-written signs in our area advertizing to buy houses in any condition (a tactic that is discussed in this website).

The purpose of the seller's agent is to advertize it to a wide set of people.
