Whirly birds spinning, mechanical vent functioning, soffit vents not obstructed with insulation. 4) have ceiling fans spinning to help keep house cool. 5) make sure air filters are replaced.

I believe there is an opportunity right now in this space to spin up an alternative solution.  

The issue of a contractor build selling with SF is pretty easy to get around, build under a contract with another entity and have that entity sell it.As three sales are allowed, use the contractor strategy with other investors to spin a property off and allow them to SF the deal and the contract can be sold later on.

We know that there are many gurus out there trying to put their spin or mark on the REI platform as the #1 Go To real estate wizard, and many scams can follow. 

Those spin off cash and provide stability for my other portfolio: beach-side Florida houses. 

I see too many new guys spinning their wheels, doing everything they can to avoid cold calling.
