Getting started soon

I am so excited to start and see so many success stories. With all the available information it is a bit overwhelming. I own my own virtual tour company and I am in the process of acquiring my real estate license. I am really interested in the BRRRR method and buying and holding. Presently reading Think and Grow Rich as well as Rich Dad Poor Dad. Those are usually the 2 books mentioned when asked in the famous 4 what books do you read. I love both books and I am invigorated by what I read. On a daily basis I am trying to educate myself on the do's and don'ts of this industry. I would like to ask certain questions but feel like with so many talented investors my concerns are so trivial and pale in comparison to what everyone else is doing. My main concerns are financing a deal, the fear of rejection, and making initial contact with sellers. It is important to start and I know this. Just afraid of making costly mistakes. I have paid so much money to so many gurus to have learned so little. Coming to BiggerPockets is a Godsend.

My fiancee has a great paying job and I own a virtual tour company. We want to jump in and get started. My apprehension has us spinning our wheels in place. Presently I am getting key terms and my knowledge together so that I do not make a fool of myself not being prepared. I know that I need to be able to speak the language. At some point we just need to jump in. For newbies or veterans what were the steps you took to get your feet wet and set sailing? If you were to inherit $100k what would be your strategy on investing in commercial? I apologize for being all over the place

@Grant Rothenburger That was my 1st thought but I wanted to run it up the flag pole. As anxious as I am to begin I would like to have as much knowledge as possible so that I do not make costly mistakes. Thanks for the advice
