pressure wash to get all the dirt off....then do a solid coat of kilz (it's a primer that the brick will soak in so the paint sticks).

Some people require thicker margins, but I really recommend not going any less than 20%. (2) 6-9% for closing costs when you sell (if you’re going to list it with a realtor 6% for them and then 1% for your closing costs and I like to budget 2-3% for the buyers closing costs at least in my market) Even if you’re not using a realtor, make sure you budget for sales and advertising.(3) The cost of your repairs.

Places where the loan amounts tend to be smaller, lenders have thicker profit margins since profit is tied to loan amount, but compliance costs are the same $4k to $8k per loan (depending on whose estimate you believe) no matter the loan size.

Also looking to see if drywall trim and floors are salvageable or is it going to be a full gut.If you can just clean up the walls and trim add a fresh coat of paint and refinish the floors or install carpet and laminate you will be in much better spot then if you had to start removing these items buying new and paying for it to be Installed

So we swept them out, vacuumed them out, scrubbed them out and disinfected them, and then we painted inside and out with primer coat and a couple coats of paint designed for cabinets.

Prep is key - you must use primer and sand between coats and all the other stuff you want to skip or it will peel and look awful.
