New trim, doors, paint, electrical, fixtures, refinished/replaced flooring, refinished cabinets, new appliances, revamped the entire landscaping for improved usage and curb appeal, and completely gutted and remodeled the basement bathroom.

Im now ready to buy, financing is squared away and im shopping the market, however i believe (simple supply and demand laws) if no one is still buying the prices will continue to fall, untill people start buying again, and as soon as i see a few months of steady sales i will buy a house under current market value, and under current neighborhood value, do alittle curb appeal, get some roomates and make some cash flow every month while living for free, as of right now with my current financing i can break even on a few houses here in mesa, but it would be nice to pocket some cash if can.if anyone knows of a better place to find a graph like this please let me know.

I'd consider selling it, but I'm waiting for the curb appeal of this block to take a turn for the better. 2) 2012 This was a gigantic duplex in Aurora CO, not far from where I was living at the time.

If showing well but not selling, listen to the feedback your agent provides and see if anything can be remedied easily, like paint colors, clutter, small changes to curb appeal, etc.

Don't look for home runs or be greedy, just look for solid properties that have reasonable curb appeal and will be in demand for years to come.

Usually, you get it half-occupied and rehab the vacant units immediately and the occupied ones at turn because extant tenants help curb theft and vandalism.
