Tenant is AirBNB my property without permission.
I leased a nice large house in West San Antonio. A couple of months later I get a letter from the city saying I need a permit to do short term rentals. It turns out the tenant never moved in but is AirBnB the property. My tenant is saying that they will go get the permit and assured me the payments would be on time etc.
From a liability standpoint should I be concerned and do I need extra insurance or what should I do?

Others disagree but there's no way in hell I would allow a tenant to Airbnb my property. Why not just do it yourself if it's that desirable of a property? I would kick him to the curb in a millisecond. The guy is flat-out lying to you. He took your place specifically to AirBnB it because he can't afford to buy his own place to AirBnb.
I've seen posts like this before. Increasing traffic counts significantly increases the wear and tear and chance of damage to your property, not to mention the fact that you get no opportunity to vet the individuals possessing your home. Search on BP and you'll find lots of horror stories of landlords who got their places back after a tenant was short-term renting the place and finding obnoxious amounts of damage, reports of police and wild parties, etc.
