like I said, for a good quality tenant, I'd drop my rent price like 5 to 10% The closest I've seen for "housing wanted" is craigslist. 

I dunno if I'd pay the fee and drink the Kool Aid. 

This point is actually why I don't invest with some of my closest friends, even though we agree on many things.

Thia is so ****ed up to top it off I have been getting state aid to pay my rent and they want to go back 10 months and charge me all those late fees.

It's the closest city outside California and with the 4th lowest property taxes in the Nation, no state income tax, and landlord friendly NV is a great environment for investing.

The closest you will get is a Blackstone Reit where you LOSE all depreciation and tax advantages.

It's also important to note that the industry standard is always going to be to take comps closest to the subject property first. 1+ miles away is considered to be far from the subject property in normal metros.
