Whats the best investor friendly Title Company in Northern California?!

Hey guys! Hope everyone is having a good day. I had a question about the Title Companys in North California, and which are investor friendly and are familiar with assign and assignment transactions as well as contracts! I had called my two local Title Companys and asked them and one had no idea what i was talking about! As the other somewhat knew what i was talking about but referred it as a Note Sale! I'm wondering if that's the same as purchase and sell contract??!!
