In the end, I found local small PMC that perhaps only has 20 units under management with one or two strong leader, is way way better than nationwide PmC with 50,000 houses to manage and depend too much into internal process,law or order.

In the meantime, I'll mention the same advice that I've been preaching for years; secure W2 employment, save religiously, build your credit, limit unnecessary debt, pay off any debt you owe, practice analyzing deals (house hacks), & attend local REI meet-ups to connect with others.
