If you can show that as an agent/broker you are a "procuring cause" you may have grounds to seek the split and not simply the referral fee.

Both were bought vacant so I tenant proofed things before moving anyone in so I never had any issues.I sold one earlier this year for 80k and took the proceeds and put down on a quadplex in a busy area in SFL.

ReyThanks for responding.You appear to be selling what can only be considered 'real estate' or an 'investment' or probably more accurately a combination of the two.Why not procure the proper registrations for your firm, either as an investment broker/dealer or as real-estate broker, or both?

Stewart,22 have interpreted the language referencing procuring the injunction “prior to the effective date of termination of the contract” to mean that if the purchaser does not obtain an injunction prior to the period set forth in the cancellation notice, then the purchaser may not subsequently raise any defense to the cancellation, including a defense of waiver.
