Might be worth a try. could be out in a week, or 30 days..45 days... you won't know unless you tryEven with notices for showing the tenant isn't required to have show ready, or clean, or smelling good. and people have hard time looking past the crap.

Bees find their way in to the smallest of holes and there looks to be a giant one there and once it smells like bees the chances are much higher that new bees will move in.

Many people don't like the smell of pets and it could affect your future rent.Warn them that if neighbors repeatedly complain they will have to get rid of the dog.

For buying a property that looked so ugly, and kinda smelled like piss.

Not that I am/was a bad tenant, but I'd rather outsource to a manager who deals with this stuff everyday day and knows when to pick their battles.

I also don't put carpet pad in low income rentals because it holds fluids (and the smell).

....and odd smells like pot growing inside a unit or worse smells to indicate someone may have passed, pets that continually bark that may be locked up for days and in distress. 

Seems like a win win to me.If I went into another market first, I feel like it would be doable but a slightly more uphill battle.
