What I have done in the past is simply do a walk through to make sure the deposit return is warranted (no damage) and this is also a nice chance to peak in for any squeaks and leaks.

If you are trying to hide the fact that you are not the end buyer I would 1: Be upfront with the seller about it, and; 2: Probably not have the potential buyers walk through the house without the seller knowing the final intent of the deal.I would definitely not mislead her about their intent if they are walking through what is still her home.
