If you were to run through the useful life of two fridges and replace them while you own the building, there will be no recapture on those appliances {where you have taken a terminal loss}.

Realistically, if the fridge or range breaks, I'd likely replace them.

I would NOT just give her a new one because it's dirty, it sets the precedence, and sooner or later she'll ask for the fridge to be replaced, etc.
