After the tenants move out I have noticed we are spending an inordinate amount of time cleaning the appliances. The refrigerator always seems to have some gross stinky mystery stain that requires deodorizing and scrubbing. The oven always seems to have burnt food stains that require hours to get off. I have learned that “self-cleaning ovens” aren't.
I was thinking of just selling the appliances to the tenants at the beginning of the lease, and if they leave them behind we will at least have made some money from them. What do you all do about appliances after the tenants have left, and what do you think about just selling it to them? We can always buy used appliances at resale shops. Do you all provide appliances? What about a separate contract to lease the appliances? Would any deposit interfere with the overall damage deposit I require for the house?
