Closed on first unit. 35k purchase price, looking between 15-20k in repairs, and looking to BRRRR property. It looks to cashflow $450, so there is wiggle room to add more if it helps long term tenancy. As the home sits it has old/very old kitchen appliances and washer/dryer hookups, no units. My question is, should I update kitchen appliances and/or bring in a washer/dryer or have the tenants bring their own? Does anyone have experience/stats on what would be best?
