Does any one know of architects who do plumbing and heat system drawings.Thanks

I intend to hire site engineers/architects, GC our subcontractors.

My architect seems to think it's fine and just needs a few new footings/jousts.

My suggestion is to find the best architect in town and ask him and he will recommend a good zoning attorney in town and you can speak to them for free initially and he will tell you if its worth taking on.

We are a team of three, one architects, one designer / builder / project manager and one real estate broker with 25 years each in the residential market.  

Any NYC architects who knows why this is so?  

@Jeffrey HoodI would do 50 year Architect shingles, remove all old shingles down to sheathing and replace and damaged wood also.

Paul Santos You may want to through in a soft cost budget including permits(sewer fee is $6000 per hole in LV) architect, civil/survey, interest, loan fees and closing costs to the budget.
