Develop Residential Land

I purchased a land in Daytona Beach, FL and I am looking to develop it as residential appartments or townhomes. I don’t have experience with land development projects. My limited experience is only in construction inspections when I worked for engineering firms.

My goal is to subdivide, develop the land and sell, rent the units or a combination of both. I need to submit a project plan to County and to loan agencies. I intend to hire site engineers/architects, GC our subcontractors. The steps I am thinking to take for planning, designing and construction are:

  1. Hire an appraiser to appraise the property for best and optimum use, and for potential rental/sell returns.
  2. Hire engineer/architect for plan preparation and approval by the county and my help in selecting builders or (GC) and submission of project plan to loan agencies.
  3. Select and hire builders or GC.

I need information books and articles to review, spreadsheet software that are useful and for general strategies to follow.

With no experience in the field maybe you should concider going to college...

The information you are seeking certainly a REI forum is not appropriate. Go find a GC that is a design build company that has experience in apartment building development to navigate you in the process if they decide to accept you as a costumer.
