Should I reach out to a builder/developer/architect?

My friend @David Walbolt is an architect and may have some plans for a triplex drawn up that you could talk to him about. 

I think it's ok to just have 1 social media brand if your goal is to present yourself as an industry expert to attract buyers and sellers and ALSO attract contractors, designers, architects, etc.There are a few agents in my market who do this.

Here are my questions:  Why are architect fees so high?

You can start there; just call and ask for the planning department for any references or a "list" of local developers or architects.

I still work full time as an architect, and am trying to manage the fear of risk in transitioning out to do what I have always wanted to do!  

If you just need an open kitchen redesign with a wall removed, most CKDs can easily handle the job, but again, a renovation designer will know how and where to spend the money and when to save it for other things.If you want to create a total open floor plan with proper traffic patterns and sight lines, an architect has that training, but does he know if the improvement will get the ROI?

I ran into an architect renovating a house that used to belong to a family I knew as a kid and he popped the top and did an ultra modern renovation on it now worth $750k!
