I have a virtual anomaly that I need advice and expertise.

However, they pay rent on time without fail which is an anomaly in that area .

I focus a lot more on the deals and the spreads  as opposed to volume and really want to seek out those anomalies ( or what I feel are anomalies.  

I'm can't do that price, but how does the market adjust to these anomalies in the comps?

Lots of great thoughts here however I object to us being "overdue" for a crash  sure markets are cyclical but crashes are relatively rare in housing and 08 was an anomaly

I also dont think history repeats itself.  2008 crash was an anomaly.

., I agree it is speculation to keep it, but it is in California...That being said, I am currently purchasing out-of-state for income and ROI, so this property is an anomaly for the rest of my growing portfolio.  

@Russell Brazil  this is another reason I am not predicting a massive retreat and or like @Diane G. thinking that there will be some massive price reductions anytime soon ( short of earthquake and war) we too even in our little world are seeing an anomaly I never saw pre 08 CASH sales for SFR owner occ.In Charleston we were are active  10 new builds a year or so.. 2 to 3 of those were sold for cash in all price ranges..
