Who pays for new kitchen floor?
So I have this house 4 years and put in new roof last year .
Tenants are inherited- been there 10 years .
In a poor area . I’m lucky to have good tenants - they pay rent on time always . Never raised their rent because I know they can’t afford it , I’m still getting 2 percent of purchase price so I’m good .
Now they’ve asked me to replace the kitchen floor because “it’s getting pretty beat up”.
Whose responsibility is it?

Marci, there is such a term as "tenant retention program". If this tenant were to move out, you would have expenses. You'd need to fix the place up, and you'd have vacancy costs. So, if we are to be pragmatic about this, the question is really this:
Would it be less expensive for you to replace the flooring, or not to do it and potentially loose this tenant and remodel the whole place. Which will it be?
