Drug his feet on getting together the $12k down payment but eventually came through.  1 month later has missed the first payment.  99% sure I'll have to foreclose on him. 

Except I knew her boss and found out her boyfriend had just gotten out of prison and got her back on whatever drugs they liked to do together, and she had actually just lost her job and lied about the cancer.

@Todd Camp, There is a murky line between being an investor (can do 1031 exchanges) and a dealer (cannot do 1031 exchanges). 

We have connections with dealers to acquire and move in homes.

RE investors have enough to keep up with than to venture off on a tangent into the unknown, I know enough about it to know I'm not a buyer or a dealer!

She worked with my schedule for discussing the deal, and as the process got drug out longer, she continued pushing the parties to make sure everything made it to completion.

@Noah Condon,I want to add a few thoughts here before you set up an entire REI model on flipping that just happens to be structured in a way that let's you navigate around 1031 exchange rules:The IRS wants to clearly distinguish between "dealers", such as residential home builders, and long-term investors.

And now I'm seeing his social is all about mobile home flipping and he's really happy with the result.I know another mobile home dealer, he buys crappy mobile from me when I purchase a rundown property to do a tear down and new build.
