Lease Back Option Strategy

I have a seller interested in selling her property at a 25% discount (less fix up costs etc.)due to an illness and need for money fast.  However, she wants to stay in the property for a year.  The price of the house ($1.4m) requires me to secure hard money lending to purchase.  I can't figure out how to profitably make such a deal work?  The market rent I would charge her does not cover the cost of lending.  I would really appreciate any feedback on options that may work in this type of arrangement.  Thank you everyone, appreciate you!!!
