Contactless (online) payments is a big deal given the current state of things during C19, especially with the right platform that allows your tenants more options (ie. debit/credit card option, ACH payments, or even expedited payment processing, along with rent/payment due date reminders, and the ability to report positive payments to TransUnion in order to give your tenants' credit scores a boost; this acts as an added incentive for them in the long run as well).

Ability to collect rent through ach withdrawl.

As mentioned above, unfortunately my credit is not high enough to rent on my own, however talking my parents into buying a 2nd home after 10 years and now they are actually MAKING MONEY from having it rather than losing it in stocks is none of your business, however if I am signing a LEASE, I expect to have my privacy respected and not have a phone call/text anytime a car pulls up to my house because I want to get laid or smoke a medicinal joint with a friend. 

OK,  the way I read that,  if he didn't have AC,  he wouldn't have to put it in.  

Listings are posted on websites, screening reports can be sent over email, leases can be signed online, rent gets collected via ACH, and a quick google search of local handyman in the area...

For $8 per month they will collect the rent from the tenant (Bank ACH) and deposit in my biz account.

I know I miss some good ones but I also save lots of time and potentially heart ache (if I make a mistake) in not dealing with all the bad ones.

I'm closing in on my 10 yr mark and in the Army I'll have to reenlist indefinitely which means commit to the next 10 years... or get out.I am choosing the latter lol, My Background is in Battlefield Medicine as I am a Combat Medic and a Licensed Practical Nurse.

When you have a TH condo you will have to deal with parking issues, garbage issues, lawn issues,  termites, and all sorts of other head aches that I can see why people stray away from those types of condos. 

We show them how to log into their tenant portal and then show them how to set up their online ACH rent payment or monthly auto draft right then.
