New Investor in Augusta GA, Goal: Wholesale 6 Properties By December

greetings everyone!

My name is J.R. and I'm finally getting off my *** to make things happen.

I am beggining to see what "Working at the speed of implementation" means.

I'm going to start this as a way to track my progress as well as get input from the seasoned investors.

This is also a good way to keep accountability and hopefully be an example to newer investors!

My Background:

I am 28 yo male, Stationed in Augusta GA. Im Out of Seattle and a Staff Sergeant in the US Army with 9 years in this August. I'm closing in on my 10 yr mark and in the Army I'll have to reenlist indefinitely which means commit to the next 10 years... or get out.

I am choosing the latter lol, My Background is in Battlefield Medicine as I am a Combat Medic and a Licensed Practical Nurse. I've served 26 Months in Iraq attached to a Recon Unit and Have earned the Combat Medical Badge for rendering aid under fire, and the Purple Heart for wounds recieved in action. I am currently running the Same Day Surgery Clinic at a Militaryhospital.

My Real Estate Experience Level:

I started off in September 2013 by going to a FortuneBuilders 3 day Seminar, I was hooked after the 3rd day of death by powerpoint. I bought in to the Program at a steep $15K....Kinda having a little buyers remorse now that I found this site lol but it actually was a tremendous blessing as all the info that I learned from the course has definitely put me ahead of my peers.

Like most newbies I fell into the trap of "I need to learn everything before i even do anything" mindset. Since I started in September I've been collecting knowledge and inching my way and passing milestones to my goal of Wholesaling a whopping1 property. It's just now that I figured out that I can't learn everything. You just need to be the most badass you can be at one thing at a time and slowly buildup your bag of goodies.

Which for me is starting off with Wholesaling.

"Inches Create Miles" It doesn't look like you're really doing anything until you've looked back at what you've done.

What I bring to the table:

My military background is definitely a plus factor, What I lack in experience I make up for in all the Leadership skills and the hard charge mentality I've learned to pick up along the way. I'm very methodical and systematic about my actions and always have a plan A,B,C,D,E etc. Plus Getting bedazzled by an anti tank grenade makes everything else seem like a walk in the park IMO anyways.

My Milestones to date:

*Come up with a catchy Business Name & Logo

*Got my business Incorporated through Nevada

*Created the business Website [REMOVED]

*Find a Hard Money Lender for Transactional Funding

*Find a Real Estate Investor Friendly Title Attorney

*Implemented Marketing campaigns within the last month

*I now have 50 Property Locators

*Craigslist FSBO Seller ad campaigns

*Bandit signs

*Direct Mail

*Door knocking and cold call campaigns

*Business Cards and Credibility packages like Brochures and magnets.

*Joined 2 REIA's and Found Seasoned Mentors

*Joining their 6 week group coaching program

*Recently started getting leads and checking out properties to hone my negotiation tactics.

*Creating Systems to teach my subordinates so I can start delegating instead of working.

In an book called the E-myth it talks about 3 stages the Technician, Manager and the Entrepreneur. I am in the Technician phase Figuring out the needed skills and systems, mastering and refining them before I pass it on to someone else who can do the job better. I will then become the manager and start managing the delegated tasks. I will then step back and hire a manager in the different aspects of my business like aquisition and marketing in order for me to be the Entrepreneur ultimately calling the shots and worrying about the next venture :)

My End Goal:

So for now I will Post my Wins and Fails regarding my Goal to Wholesale 6 Houses by the end of December. Thats 1 Each Month, a success for me would be to Sell 5 out of the 6.
