In NYS you cannot make it mandatory for your tenants to pay electronically... if they opt out of being online and want to pay via check/cash then you have to accept it.

I like the college rentals as they have low standards, not very demanding, computer literate and prefer wire transferring rent and only move in and out (if they actually do) on August 1 so I can travel the rest of the year and be in town around August 1 and collect my payments electronically.

I do use electronic locks and have never had a problem with them:https://www.build.com/schlage-...The version I buy can set multiple codes, so you can set one for a contractor and then erase it without erasing your code or the Tenant's.
