In NYS you cannot make it mandatory for your tenants to pay electronically... if they opt out of being online and want to pay via check/cash then you have to accept it. 

I like the college rentals as they have low standards, not very demanding, computer literate and prefer wire transferring rent and only move in and out (if they actually do) on August 1 so I can travel the rest of the year and be in town around August 1 and collect my payments electronically.

I get an electronic file of each lease.

I am looking for a platform like Docusign, DotLoop, etc which will let me fill in and electronically sign templated RE forms such as Purchase Agreement, Sellers Disclosure, etc. 

Through paypal, zelle or electronic transfer.

It's old-school keys right now, and while we usually use Yale Smartlocks for electronic entry, my gut is telling us we might want something more like hotel/motel with key cards? 

I'm looking for minimal hoops to jump through.Also thinking of tenants who may not want to pay electronically.
