Property Management/Rent Collection Software Recommendations?

Spencer Zeff
Posted

Hi all,

I own and manage 5 units in Brooklyn, NY.  I am looking for recommendations on a property management software/rent collection service.  I currently use TenantCloud, however, it now wants to charge my tenants a fee for paying by ACH.  TenantCloud comes with a lot of features, however, I don't end up using most of them and mainly use it for rent collection.  Does anyone have any recommendations for software suitable for a small landlord like myself? I currently pay $12/month for TenantCloud, so I'm looking for something at that price or below.

Thank you very much!

Quote from @Spencer Zeff:

I think every software charges a fee for ACH transactions. Some charge it to the Tenant, some to the Tenant and Owner. it's my understanding that Apartments.com charges a 2.75% fee for ACH payments. The software I use (Propertyware, too expensive for you) charges $0.50 per transaction coming in and $1.00 for every payment I send out.

I don't think you'll find any software that allows completely free ACH transactions. TenantCloud is pretty inexpensive for what you get.
