Mgmt & Key System for Beach Motel (38 unit) Rehab

we're rehabbing an old "beach dive" motel and updating it.  Some units will be nice enough to AirBNB but we'll still have to run majority of it with motel style mgmt.  Any recommendations for PMS (property mgmt software) and Key/door lock combinations?  It's old-school keys right now, and while we usually use Yale Smartlocks for electronic entry, my gut is telling us we might want something more like hotel/motel with key cards?  Any thoughts/recommendations? Thanks!
