Not necessarily a garbage disposal or dishwasher but I always include washer/dryer, fridge, stove/oven and maintain them for the tenant.

I don't expect to have any significant capital expenses, aside from a dishwasher or dryer.

I just put out like $1600 into rennovating it after this tenant moved out and earlier this year i had to get a new dishwasher ($600).

It's a landlord issues, either call insurance or get it fixed ASAP.I'd also suggest some motion lights or dusk til dawn lights to help the tenant feel safer.  

I would create a plan and rough elevations that would probably take you an couple hours to do and call out the materials and locations of sink, stove, dish washer, fridge, etc.I am not sure how you are structuring your construction and if you have a general GC or you are acting as the GC.
