A common one for the brand new buy and hold landlord with their first rental unit is what I call hgtv syndrome or simply over-remodeling.

We are remodeling the home, tenant moved out after 12 years.

You want to find a remodeling contractor - or a good carpenter who can connect you to other trades as needed.You might try calling the supply houses in the area where you need the work done, and asking who they recommend.  

I've had multiple people come and need a full remodel.

Hop on craiglist and try and find recently remodeled houses.

I'd like to get a 'kickback' in cash to start pushing some home remodeling completed.

The best units were going for $480-500K, so my guess is that this until without any remodeling and with a dual agency discount, I'd get a better price.
