Hello One of my parents felt that we should prorate the rent during Christmas breakDo you?

Well me being new and trying to start out investing in real estate I thought this was the real deal and he said I was approved and told me I needed to send the company $555 for a background check and for some reason he wants me to try to send it before Christmas which is weird and when I told him I didn't have the money until the 1st he said it'll be better if I give it to him before Christmas I told him I might be young but I'm not stupid and he said he'll send me some references so I said okay I called the references I could tell it was the same guy I have my girlfriend call one of the numbers and ask for James and sure enough it was the same guy that was offering the loan so he lied on the references so I'm just putting it out there you thinking about using this company don't.

When an inspector tells you to have and HVAC person check it out follow the advice You could have laid to have the services turned in and inspected be happy and move on in your new house just in time for Christmas 

What I did when I was your age and wanted to start building capital, was I went to Costco and spent about $200-230 in Christmas/birthday money on all the candy I could buy.

They like to see that, but from time to time we do different things, like take them out to a nice restaurant when we are in town, give them gift cards to let them know we appreciate them, we send them something extra for Christmas etc and basically let them know they are part of our team and we appreciate them.  

@Steve Christmas I use the cash back rewards card from Bank of America as well!

This property came to me packaged with 27 Chesapeake through a wholesaler just before Christmas of 2022 and we closed on it before the end of the year.

plus on my deals i can go ride my quads hunt.. cut Christmas trees  and well just get back to nature..

@Austin Bull Thanks for posting the question, I'm learning a ton from the others commenting.There is a shortage, the rates are high, home pricing are "bouncing back" - but home prices historically rise going into summer and deflate as we approach Christmas and the holidays.
