@Levi Floyd, it's a transient tenant base. So it makes sense if it's in a college in town. Figuring that your maintenance expense will be well above average because of the demographic, as well as unexpected turnover when dealing with such a transient tenant base. Me personally, I prefer more predictability. Stable tenant base affordable work force housing.

Hello One of my parents felt that we should prorate the rent during Christmas breakDo you? is that the normal I feel it I shouldn't its not like I can rent it out for the four weeks the child is keeping his stuff in the room please help

@Levi FloydI’m not sure what exactly you’re asking on the first question ? How do I decide what to charge per room?? And no I use the same lease and screen them exactly how I would for any other unit. Since I live in the house it certainly helps to keep them in line !

@Daniel Haberkost that's great that it's working for you! How do you do your calculations based off of per room? Anything special that you need that's not normal for a sfh or a multi?

@Levi FloydI rent out all the rooms in my house and I’m not near a college. This tends to be a popular option in more expense markets where housing is unaffordable. I’ve had a great experience so far and am getting a great return!

Single room rentals?

Hi everyone! I'm new to the rental business, still I was searching through Facebook marketplace and noticed a few listings for single room rentals. I figure it's because of the college near there. Anyone have any experience with this?
