Raw land acquisition - Buy/Hold with development potential

Hey Everyone!

My name is Garret Anthony.

I am 24 years old and wanted to purchase a long term property. I was looking to purchase raw land with the intention of developing the land in the next 5 - 10 years.

Since I am extremely green to real estate investing I figured this was the best place to start. Me and my group are looking to come Into the land acquisition with 30k and hold to possibly refinance a down payment for a construction loan in the future.

I am open to any and all advice.

My advice would be to make sure you're purchasing it well below market value so if you had to liquidate it you could still sell quickly and maybe still make some money. I would also avoid HOA/POA/LOAs and try to find something with low taxes, as those will be your holding costs.

I love flipping dirt. and Timber and Timber ground.. my favorite thing to do.. give me a good dirt deal way before dealing with tenants LOL..  plus on my deals i can go ride my quads hunt.. cut Christmas trees  and well just get back to nature.. And then if the gods favor you, a Big Saw mill comes in and you make a few million.. I like those deals.
