Replacement Cost:  the cost to rebuild the structure from the foundation up with the same kind and quality. 

You certainly could include 5% capex, but this seller has not as the home has been recently renovated or newly built, meaning you would not expect large capital expenditures within the first 5 years at least. 

Our ultimate goal is to invest in rental properties, which will not only secure our financial future but also provide a stable foundation for our children.

I am wondering how to get a loan from the bank or a third party with little credit built up (I made a similar post about this a few months back and some people suggested looking into a dscr loan) 2.

The idea is to house hack in a rural area that I could develop down the road and transition from once the lot is fully built up.
