In the DMV, prices are through the roof, and there are also high-powered companies like express homebuyers, other big real estate teams that market 24/7...It seems very daunting.One idea I have is to seek an experienced wholesaler and apprentice with them, learn the business, and establish myself, then venture out.What are your thoughts?

For my investor clients depending on what they are buying I have a hard money lender ready to go, a few recommendations for conventional mortgage lenders, or they have their own and they are comfortable working with them.As an agent their are a number of lenders I will not work with and I will express that to my clients. 

Tailor your proposal to what they say but  at least try to make it simpler by expressing interest in the other properties.

I have approached them in the past with possibly selling them the house they rent from me and they expressed interest but financially they are just not disciplined enough to fix their credit to the point of obtaining a mortgage to cash me out.
