Seller financing for Older Couple

I found a deal with an older couple that owns several rental properties. They are looking to sell all properties as they become vacant. They are ready to sell the first available property however they do not want to use seller financing because of their age. 

What are some seller financing options I can present to close this deal that would benefit both myself and the seller. 

The seller is asking $125K for the property. House needs about $5,000 in repairs. I have the cash to purchase the property without financing but I would like to go the seller financing route.

@Nicole White I have used the two option strategy a couple time and it has worked well. Give them the specific prices and terms you will give them if the owner finance and then a cash offer. My last seller went with the cash offer even though it was $25k less than the owner finance offer of $150k.
