First property advice

Im a 20 year old college student with 6k in my bank account. I have a family friend who is looking to sell one of his duplex’s because he is getting older and tired of dealing with tenants. He has expressed that he is willing to teach me the business. He is looking for 150k, but i dont have credit to get a loan and not enough cash to be able to put 20% down. Im willing to invest what money i have and also learn and work. What would be a good deal that i could make with him that would benefit both of us?
