Wholesaling in. Northern Virginia as a Newbie
I live in Loudoun County in Northern Virginia, I joined BP last year, I've listened to hours of the podcast, and have interacted in the forums.
Two key takeaways re: wholesaling are
- 1. Patience. Most sellers do not respond until 5-6 months of persistent activity
- 2. Marketing. Wholesaling is marketing. The more/longer you want to market, the more money you need to have.
How does one start? In the DMV, prices are through the roof, and there are also high-powered companies like express homebuyers, other big real estate teams that market 24/7...
It seems very daunting.
One idea I have is to seek an experienced wholesaler and apprentice with them, learn the business, and establish myself, then venture out.
What are your thoughts? What has worked for you? What hasn't worked for you?

Hi Muoki,
Northern VA feels like a daunting task to me as well. I am an investor local to the area, Manassas specifically.
However, I will say that there are deals to be had in Northern VA area, but like you mentioned their is a lot of competition. As a general rule if you try to wholesale like larger companies wholesale, via signs, and paid for marketing only, you will be facing an uphill battle.
So I would suggest, driving for dollars and door knocking. Thach Nguyen episode on the BP podcast is a great example. You need to be willing to do what other wholesellers will not. So I would listen/re-listen to this episode.
Thach has a great instagram page too if you are interested.
Mentorship is always great, but you will need to be of value to the wholeseller in some way in order for the relationship to be mutually beneficial.
