I would think the tenant wouldn't really be responsible and take care of the issues if they have to pay a co-pay every time, but it would also cut down on the tenant calling you for minor things.  

I think you might just be referring to having a co borrower to help ease the process of obtaining something from a lender.

Financing a co-op is much more difficult to do from an owner occupied perspective than buying a condo or single family home.

Again, same rental agreement and same terms as every other tenant.We are now on the verge of renting one of our single family homes to a co-worker of mine.
