The reason I ask if it used to ascertain damage to something on the lot (water/sewer/utilities hookups or something) and you don't have pics and mutually signed documentation from the lessor/lessee upon each tenant's move in prior to your ownership, would you be able to justify a charge upon move out?

Adding some artwork to help give the place more character - $100-200 on Etsy or Society6 can get you some really unique prints that will help your apartments show well in listing pics and really set them apart from the competition.If you have the space outdoors, the quickest and easiest amenities to add are a fire pit and BBQ grill (or maybe a patio as well, if you're so inclined).

Rather than asking non potential customers in here you can get a better result from potential customers, As well as tour of the competition.While you are there, maybe take some pics, and make a written record of rental rates and what features they have for that price.In a nutshell, become an expert on this specific investment in your local area and neighborhood, in order to try to reduce the risk of just guessing.Good Luck!

I am not sure how folks who travel with their horses do it or what they look for.I have seen some pretty cool 3 sided stables built with pallets.A lot of the horse folks around here have really nice ($$$$) trailers that are half people trailers, half horse trailers (Equine Motor Coach - see pic) or they have Big Rigs that they tow everything with.....And yes I would provide feed, make it easy on them.
